From your first enquiry to your decision, the process is designed to be transparent, unhurried and easy to follow.

Four steps from enquiry to decision

Each step is short, and you remain in control of the pace throughout.

  1. Tell us about your property

    Send a short enquiry with the postcode, property type and a little about your situation. There is no long form to complete and no obligation to go any further.

  2. We discuss your situation

    We arrange a straightforward conversation at a time that suits you, by phone or email, to understand the property, your priorities and your timescales.

  3. Explore your options

    We set out the routes that may be open to you, explain what each one usually involves and answer your questions in plain English.

  4. Decide what works for you

    You take the time you need. If you would rather do nothing for now, that is a perfectly acceptable outcome and your details stay confidential.

What happens at each stage

A fuller explanation of the process, so there are no surprises.

Step one: tell us about your property

Your first enquiry is deliberately short. We ask for the property postcode, the type of property and a few lines about your situation. That is usually enough for us to understand whether we are likely to be able to help.

You do not need to prepare documents, obtain valuations or tidy the property. If you would rather speak than write, send your number and a convenient time and we will call you.

Step two: we discuss your situation

We arrange a conversation at a time that suits you. The purpose is to understand the property itself, the condition it is in, who else is involved in the decision and what matters most to you — whether that is timing, certainty, privacy or simply getting a clear answer.

This is a two-way conversation. Ask as many questions as you like. Nothing is decided at this stage and nothing is committed.

Step three: explore your options

We set out the routes that may be open to you and explain, in plain English, what each one usually involves in terms of process, paperwork and timescales. Where a route is unlikely to suit your property, we will say so and explain why.

We will also be clear about the things that are outside our control, such as legal work and third-party searches, so that any timescale we discuss is realistic rather than optimistic.

Step four: decide what works for you

The decision is yours alone and there is no deadline attached to it. Many people take time to talk things through with family or to seek independent legal or financial advice, which we would always encourage.

If you decide to proceed, we will explain the next steps clearly before anything happens. If you decide not to, your enquiry simply closes and your details remain confidential.

What we will never do

  • Pressure you into a decision or set artificial deadlines.
  • Pass your details to third parties for marketing.
  • Offer legal, tax or financial advice — we will always suggest you take independent advice.
  • Promise a timescale or outcome before we understand your property.

What we will ask you for

  • The property postcode and property type.
  • An honest description of the condition, including any known issues.
  • Whether the property is occupied, tenanted or vacant.
  • Who else is involved in the decision, and your preferred way of being contacted.
